This month Clifton Homes celebrates 5 years of building vibrant communities in the centre of thriving, cosmopolitan Accra. Since January 2011 they have become the fastest growing residential developer in Ghana. With an ambition to provide a unique blend of quality, location and value, the developer has repeatedly set competitive prices for designer homes in Accra’s most prestigious areas. Since breaking ground on their first project 5 years ago, Clifton Homes has created 500 jobs for the local economy and sold over 500 homes.
“We have been very fortunate to have such a loyal client base” says CEO and founder George Moffet. “Almost 90% of our clients are local Ghanaian professionals who know Accra inside-out and recognise that our properties represent great value and quality for the prime locations in which they are located. We‘re extremely grateful for all the support we’ve received for our vision topositively evolve the real estate landscape of the City”. Clifton Homes specialises in communal apartment and townhouse developments, with integrated utilities and leisure facilities. The Developer has led the way in expanding choice for homebuyers, introducing a broader variety of property styles and payment plans onto the market. In 2013 they were the first major developer in Accra to incorporate Studios into their communal developments.
Since January 2011 the firm has completed 5 developments in Accra, and has a further 2 under construction at Tetteh Quarshie and Cantonments. Over the past 5 years these projects have created over 500 jobs in the local economy and have supported over 200 local businesses via procurement of materials and services. The scale of the jobs created has been driven by the range of services Clifton Homes offers. Their in-house model incorporates Design, Development, Construction, Facilities Management and Lettings Services, providing an integrated service for their clients. “As well as providing employment, we seek to develop our team members’ specialist skills” comments Construction Manager Lance Batho. “By providing a culture of meritocracy, motivation and independence our employees develop professionally, and our clients benefit from higher standards and efficiency”
In addition to changing homeowner expectations, Clifton Homes has also broadened the options for rental tenants in central Accra. Due to the competitive purchase prices, Clifton Homes’ buy-to-let investors can offer lower than average rents whilst still enjoying 10-15% annual yields. The attractive rents, prime locations and executive-level interiors make the properties popular with professional tenants and the corporate rental market. Head of Lettings, Faata Adams states “In 2015 we saw a 100% renewal rate from existing tenants at one of our Tetteh Quarshie developments, which is a great vote of confidence from our residents”.
2015 was a landmark year for Clifton Homes, as the developer was recognised by the International Property Awards (sponsored by Rolls Royce), being the first Ghanaian company to win a Continental Award from the institution: “Best Apartments – Africa”. The company also moved into a new Headquarters in Airport Residential to accommodate their expanding Sales and Marketing team and relaunched their corporate website (www.cliftonghana.com). The team completed the Kai Villas townhouse community in East Legon on schedule, and then closed the year with the launch of their latest development, Embassy Gardens, close to the US Embassy in Cantonments. “2015 was a great year for Clifton Homes” said George Moffet “but 2016 will be just as busy, with one landmark project completing and another commencing construction. Beyond that, we have a firm 5 year pipeline, so our long term strategy is in place. Regardless of location, all of our new ventures will have the same core principle at heart – to provide the homeowner with the best combination of value and quality in central Accra.”
