Following a busy year for Clifton Homes Property Management Team, the 2017 Lettings results have been released, showing an impressive average 15% annual yield for landlords offering our Serviced Apartment proposition.
In Q4 2016 Clifton Homes completed its largest development to date, The Gallery at Tetteh Quarshie. Being the first developer to integrate Studio designs in to a major new-build residential community, we supported this move by launching a Serviced Suite proposition, enabling our buy-to-let customers to most effectively tap into the demand for short term rentals. The Serviced package offers guests an inclusive rate with internet, DTSV, utilities, cleaning and linen service as well as access to The Gallery's roof-top pool and 100sqm Gym and Yoga Suite.
The Serviced Apartment proposition had instant traction with tenants. The convenience and peace of mind of a hotel, but with the privacy and comfort of your own home - and, with rates starting from only $100 per night or $500 a week, at a fraction of prevailing hotel rates. The strength of this combination, boosted by The Gallery's strong destinational brand, has reaped benefit for our clients. In 2017, the properties on our Short-Term Lettings portfolio averaged 15.1% annual yield (post commission deductions), with several landlords receiving an outstanding 25%+ annualised yield on their investment in the first year.
